For foreign nationals

If you are not a Korean national

  • Kokjib does not calculate a loan for foreign nationals. Your maximum purchase budget is the cash you have available.
  • Mortgage terms for foreign nationals depend on your residence status and the bank. Please check with your bank.
  • In the survey, choose your nationality. If you choose Korean, a loan is included in the calculation.

Foreign-buyer land transaction permit

  • From Aug 26, 2026 to Aug 25, 2027, foreign nationals need a permit from the district (si/gun/gu) office before signing a contract to buy a home in all 25 districts of Seoul, 23 cities and counties in Gyeonggi, and 9 districts in Incheon. Busan is not included.
  • It applies to apartments, detached houses and multi-unit houses (officetels excluded). A contract signed without a permit is void.
  • You must move in within 4 months of the permit and live in the home yourself for 2 years after purchase. Otherwise, a penalty of up to 10% of the purchase price can be charged repeatedly, and the permit can be revoked.
As of October 2026, based on the Ministry of Land notice of Aug 20, 2026. Check the latest notice before you sign.
